Robert Heaton, Frederick Co, VA, Robert Heaton, Burlington Co, NJ
It has generally been believed that Robert Heaton bought land in Frederick Co, VA in 1748 and then returned to Bucks Co, PA. However, I have a copy of a deed for purchase of land in Frederick Co VA by Robert Heaton in 1754. In 1748, he had named his friends James Carter and George Hollingworth as his attorneys:
Frederick Co VA Deed Book 1, page 481, 17 March 1748. Know all men by these presents that I Robert Heaton of Northampton in county of Bucks and Province of Pennsylvania have made Ordained Constituted...in my place and stead my Trusty and Loving Friends James Carter and George Hollingsworth or Either of them both of Frederick County Colony of Virginia my true and lawful attorneys for me and in my Name...

Robert was married in Frederick Co to Rebecca and died there prior to 9/1/1767:

Frederick County, VA: Administrator's Bond for Robert Heaton, deceased,Rebecca Heaton (his wife), Joseph Springer and Thomas Sharp were named guardians andposted 100 pounds bond 9/1/1767.
Rebecca Heaton later married Thomas Sharp:
Berkeley County, VA Deed Book 6, page 107 for February 17, 1783 refers to the dower of Rebeccah Sharpe in the land of her late husband Robert Heaton's land on Back Creek, Berkeley County, VA, Dower of 126 acres.
In 1788, Robert Heaton of Burlington Co, NJ (possibly a son of the Robert Heaton that died in Frederick Co VA in 1767) assigned a gift deed to Thomas Sharp, Solomon Chaffin and Jacob Kemble in Berkeley Co, VA. Berkeley Co had been formed from Frederick Co, VA and the land that Robert Heaton had purchased in Frederick Co VA became part of Berkeley Co VA:

Heaton to Sharp Deed Gift: 750 acres.
Know all menby thesepresents that I Robert Heaton ofWellings Borough,Burlington County of West Jersey, for and in consideration of the love. good will, and affection whichI have and bear to my well beloved near relations Thomas Sharp, Solomon Chaffin and Jacob Kimball of Berkeley County in the state of Virginia have given, granted, and confirmed andby these presents do give grant and confirm unto the said Thomas Sharp, Solomon Chaffin and Jacob Kemble all my right title interest and proprietory claims or demand I now have or ever had to a certain tract of land lying and being in Berkeley County in the State of virginia and is now in the possession of the said Thomas Sharp, Solomon Chaffin and jacob kemble and I do hereby in consideration aforesaid ratify and confirm the same unto them and their heirs for ever. In witness thereof I have hereunto set my hand and seal this twelth day fo Obtober in the year of our Lord one thousand seven hundred and eighty seven.
