Virginia, I just discovered your post re. Richard Tye andof Lambert Tye.
I think I may have some answers to your questions.
In the case of finding Richard Tye's land mentioned as one of the markers for the location ofWilliam Harrison's property in 1667, I have an idea that Richard's estate may not have been completely handled by then. If so,the property would still have been in his name.
Even five years after his death the following records indicate that In 1663 the court records of Merchants Hope show the estate was still in Richard's name. From Court Records regarding Captain Richard Tye noted by Beverley Fleet.
Volume 12 "Page 427. Abstract. Bond.20 Nov. 1663." John Cogan of Merchants Hope chirurgeon to Capt Robt Wynne Gent in behalf of the Court of C. C. Co. Binds items listed in schedule below to secure the estate and free education of the orphans of Capt Richd Tye deceased.' Signed John Cogan"
The schedule mentioned includes the following: "The plantacon at merchts hope and appertences 45 head of cattle oxen cowes heyfers and steeres of at least 3 yrs old estimated one w'ith another at 4.0.0"This is justpart of a long list of the items of the estate. (All this in 1663)
There has not been another Richard Tye found in any of the records of that time in Virginia. So, I think the reason his name was still on the property is probably best explained by the notes above. It is still possible that Richard and Joyce had another son besides Lambert. However, checking the Tye names that we have discovered in Virginia at that time and some time after, it seems unlikely.
As for your questions about the arrival of Lambert Tye to Virginia, you are correct. He is on a list for arrivals in 1688.
However we also find a deposition of Lambert Tye below, which shows he was already in Virginia in 1681.
This can be explained by reading about headrights, below.

Lambert's deposition at the following exam of Katherine Watkins, not only gives his side of the story but also gives us his age of "about 26 yeares".

"Headrights were granted for bringing someone into Virginia, whether from Great Britain or only from Maryland. It was a simple matter for a person to arrange to go into Maryland andthen be transported back into Virginia and the transporter could then receive land for the trasportees as new headrights....." From: A Moseley Genealogy by Thomas Byrd Moseley - SouthernStates - 1993 Published 1990H.M. Goggans Page 227
1688 A Lambert Tye was said to have been transported to the colonies. Did he leave VA and quickly return so that he could help friends claim headrights?This appears to be exactly what he did. He seems to be the only Lambert Tye mentioned in the colonies. In 1688 he would have been age 33. Thomas Cocke, Lambert’s employer, benefitted from this “arrangement”and Lambert probably received a bonus for doing this. From Cavaliers and Pioneers, Volume ?, page 326, Patent Book 7.
Note that the date of the grant my not be the date of the arrival of the newcomers. Probably some length of time came between the date of arrival and date of the grant for the landowner as shown on the record.
Here is a list that includes Lambert. "Mr. Thom. Cock Sr., 1,650 acres, Henrico Co. in Verina Parish, south side of Chickahominy maine Swamp adjoining Mr. Jno. Woodson, 20 Oct. 1688, page 668. Transportation of 33 persons: Jno. Smith, Anne Collins, Avis Collins, Jno. Bess, Roger Norris, Edwd. Richards, Tho. Charles, Humphrey Bradshaw, Mary Godfrey, Tho. Mitchell, Robt. Green, Hump. Smith, Lambert Tye ,Mar tin Gardner, Danl. Jordan, Edwd. Richardson, Richd. Martin, Tho. Hill, Roger Dormer, Wm. Lambort, Roger Holden, Wm. Banks, Henry Henderson, Dan Cock, Mary Clifford, Susanna Turner, Nicholas Prior, Robt. Cook, Wm. Soane, Job ____, Tho. Liburne, Peter Brant, Marie a negro."
