Here is another record which may be of interest to you, because of some of the surnames mentioned:
6 Apr 1705: Obediah SMITH and Mary his wife, of Henrico Co., to Lanslott WOODWARD and Elizabeth his wife, of James City Co., said Lanslott and Obediah are siezed in right of their wives, which descended to said Mary and Elizabeth from their father , William COCKE. They also have another plantation in James City Co., which also descended to said Mary and Elizabeth from John FLOWERS, their uncle on their mother's side. Obediah and Mary SMITH are to have the plantation in Henrico Co., on Turkey Island Creek, and joining John PLEASANTS mill and lines of Richard POVAY, John COCKE'S and Giles CARTER, now in possession of John AST and Henry LESTER, 254 acres. Lanslott and Elizabeth WOODWARD to have the plantation in James City Co. On Chickahominy river and Warring Creek, next to Bennett FREEMAN and William WIGG. Now in occupation of Thomas HICKS. Witnesses: Henry HOLDCROFT, Sameul BOYS.Signed: Lanslott and Elizabeth WOODWARD

I speculate that the John Cocke mentioned here could be the John Cocke whose 1725 will was witnessed by Lambert Tye and John Povall.I speculate further that Richard Povay, mentioned above, could be a misspelling for Richard Povall, and if so, Richard could be related to John Povall.(Note by the way that the executor of John Cocke's will would be James POWELL Cocke, not Povall, although some believe James Powell Cocke was indeed named after Povall.James Powell Cocke was a son of Capt. Thomas Cocke.)
John Ast, mentioned in the deed, may be or be related to the John Aust who gave a deposition in the Katherine Pride case along with Lambert Tye.
Henry Lester, mentioned in the deed, may have been related to the Thomas Lester named in Lambert Tye's will.No son Thomas was named in Henry Lester's 1722 will, but he could have been a grandson.
Obadiah Smith, the husband of Mary Cocke mentioned in the deed, may have been related to Humphrey Smith, who also gave a deposition in the Katherine Pride case.William Cocke, father of Obadiah's wife Mary Cocke, briefly owned land adjoining Humphrey Smith:
1 Mar 1708: William COCKE of Henrico Co., Virginia, planter, for 2800 lbs. Tobacco, to John WEBB, 130 acres in Henrico Parish on south side of Chickahominy Swamp, bounded by Humphrey SMITH, Round Hills branch. Dated: 1 Mar 1708
Witnesses: Theodorick CARTER, Giles CARTER
Signed: William COCKE

From all the above, it seems that a number of the people mentioned above may have been Lambert Tye's neighbors.
