There were Andrew Warnocks in Pendleton District SC who were descendants of Joseph Warnock (b 1730 Ireland d. 1798 Pendleton District SC; married Mary ?McMillin); his sons included 2 Revolutionary War figures (John and Andrew) and Michael.
The conveyance you describe may be between Andrew b. 1756 Ireland d. ?1819 Abbeville SC (m Mary Shiple )and his son Andrew b. 1782 Greenwood SC d 1870 Waynesboro MS m. Mary Polly Harvick)
The Andrew Warnocks in Charleston came from Scotland and included:
1. Sir Andrew Warnock b. 1655 Scotland d. 1727 Monks Corner, Berkeley County, SC m Lady Mary Jane Drake (b 1655 d 1733); does not seem likely that Sir Andrew Warnock served in the Revolutionary War..Sir Andrew's father was also Sir Andrew Warnock b.Scotland 1654 d 1728 Scotland)
2. Andrew Warnock b. 1710 St Thomas/Denis Parish, Berkeley County, SC, d. 1749 Cainhoy, Berkeley County, SC; m Thomasin WARNOCK b. 1724 St Thomas/Denis Parish, Berkeley County, SC (she was indeed a Warnock, daughter of Abraham Warnock, gdaughter of Abraham Warnock and ggranddaughter of Sir Andrew Warnockb.1654 Scotland d. 1728 Scotland )
3 Andrew Warnock b. 1741 St Thomas/Denis Parish, Berkeley County,
The Pendleton County Warnocks from Ireland were separate from the Charleston area Warnocks from Scotland. There were also Warnocks in Beaufort SC who I suspect were related to the Charleston Warnocks
